Gwinnett County has just launched a special program offering $5,000 down payment incentives and special interest loans as low at 3.49% for new home buyers! See, I told you it was great news.
Gwinnett governments, banks, mortgage companies, the Community Foundation for Northeast Georgia, the Impact Group, and the Gwinnett Housing Authority collaborated on a package that essentially “continues” a similar version of the federal homebuyer tax incentives that expired April 30 for homes purchased in Gwinnett County.
More details will follow, but the approximately $5,000 down payment incentive is for new constructed homes within a certain price range. And do you know what homes fall into that price range? Your parents are right, although if you are eating all the chocolate chip cookies then it may be possible that they are also anxious to get you out of the basement and into a place of your own. Regardless of their motive, buying a home is a great investment!

Actually, my husband vetoed the lime green so our living room is a lovely shade of beige, but you know what I mean. It’s time for another virtual tour! I’ve found that I rather like playing tour guide. I once thought that I’d like to be a tour guide at Disney World but it turns out, that’s not a real job. So then I applied to be Tinkerbell and I almost had the gig when I discovered that the actress who plays Tinkerbell? They hook her up to a zipline and launch her off the top of Cinderella’s castle every night. And that’s how I ended up here, giving you lovely home tours from the safety of my office chair.
We just finished construction on a spacious new 4 bedroom house. If you have children, it has plenty of room for them to run around and pretend that they are Tinkerbell. And for you there’s a private sitting room in the owner’s suite so that you can curl up with a book after making the perfect fairy costume (a helpful hint: don’t put glitter on the wings and you’ll avoid much vacuuming later.)
I am partial to the color scheme of this home. I also really like the way the entry is laid out, with hardwood floors leading in to the living area and a guest bath tucked off to the right. The kitchen (with it’s beautiful crown moulding accents on the cabinets) is open to the living and dining area (so that you can keep an eye on Tinkerbell while cooking dinner.)
Upstairs is a spacious loft-like area that could double as an office, there’s enough room for a desk and bookshelves. Or you could put a couch there and make a cute reading nook. It also has an upstairs laundry so no more carting heavy baskets up and down the stairs. The secondary bedrooms all feature our signature vaulted ceilings and share a spacious bath. The owner’s suite and sitting room have tray ceilings and a great private bath. The walk in closet is pretty fantastic in and of itself, I might buy the house just fo that. I love a spacious closet, I’m a girl who owns a LOT of shoes.

We enter through a beautiful hardwood foyer and make our way past the dining room with it’s gorgeous archways into the spacious family room. That opens up to the kitchen (that kitchen is huge!) complete with built-in desk! This house has several kitchen options including the desk you see here or a butler pantry or an island! The possibilities are endless! (Okay, well they aren’t endless exactly, but you do have a lot of them.) Tucked away off the kitchen is the two car garage. I love having a garage near the kitchen. It’s so much easier to cart in the groceries that way! The half bath is on the first floor as well, so your guests don’t have to go upstairs in order to make use of the loo (I’m trying to bring back the word loo. Is it working?)
If we go upstairs (ooh, how lovely is that iron railing?) we’ll turn the corner into a private owner’s suite complete with tray ceilings, a walk-in closet and it’s own bath. On the opposite side of the landing we’ll find an enormous second bedroom with a walk-in closet. This room could even be used as a game room as it would definitely fit a pool table. Or my personal favorite, a ping pong table. You’ll also find a second full bath, two additional bedrooms with our signature vaulted ceilings and an upstairs laundry room! No lugging huge baskets of laundry down the stairs = bonus points in my book!
